An honest observation
Most village houses in central Portugal were built in the 1970s — designed for summer visits, never properly insulated, and left largely untouched since. They can be beautiful. They can also be cold, damp, and expensive to maintain. A weekend project becomes a decade of renovation.
Houses deeper in nature are often ruins — either a complete rebuild or a commitment to permanent upkeep. Both are valid choices. But they are not the only choices.
Côja Vida is a project I'm not usually involved in — new builds aren't typically what I do or recommend. But this one is different enough that I wanted to tell you about it. Modern, well-insulated, and genuinely comfortable — without giving up the village life that brought you here in the first place.
Two home types
Both types share the same high-efficiency timber construction, A+ energy rating, home office, and basement garage. The difference is in scale — and what you want on your roof.

A warm, thoughtfully laid-out semi-detached home. Open-plan living and kitchen on the ground floor, opening to a private terrace. Three bedrooms with balconies above, a home office tucked to one side, and a spacious underground garage with extra storage below.

The fuller version. A generous open-plan ground floor that flows onto a wide terrace. Three bedrooms upstairs. And on the roof — a 47 m² usable terrace with sweeping views over the valley. Optional private pool in the backyard. A two-car underground garage completes it.
